07年买了一个townhouse,因为自己的英文实在太差,就请经纪帮看看condon文件,鉴定一下,他的回答是没问题。但自从进住以后,condon fee(除了剪草之外,水、电、气什么也不包)是涨个不停,从进去时的264,去年399,今年411,前几天condon开会说明年将涨到450,问其原因:就说是因为房屋较老,提前收钱,防止大修。(这可苦了卖房的了),并且说这些都写在condon文件上了,你们的经纪应该告诉你们。可有几年经纪会说实情呢?并且我的这个经纪还欺骗我说这个房子没问题。我有一种上当的感觉,不知应该告经纪,还是应该告condon。

我觉得这个没什么问题呀,condo不都是收condo fee的吗,而且提前收钱每次多收一部分是为了避免到修的时候你一下子拿不出那么多来搞得很被动。

修房子换屋顶都是要定期作的,而且都是要业主掏钱的,这个很合理。房子现在没问题,不要凡患于未然呀?

我曾经一个同事,他们就是到修的时候找每家要钱,结果他没钱,只能贷款,付很多利息的。

condo townhouse 都是这样。价格基本不升,能抵得通胀就不错了。管理费年年升。这种房是你要买的。LZ做功课不足,不能怪JJ,管理费JJ管不了。

买房子自己需要做功课,其实任何事情都一样,别人绝对不会手把手教你。如果你提的问题不够专业,自然会获得不够专业的答案。有些东西是COMMON SENSE,需要自己了去解。

象上面楼主的问题。对方可以理解为看看和约本身有没有问题,如果没有,自然就说没有。如果楼主问管理费是否会上涨,是否会影响到将来卖房子?对方的答案就不会是这样了。

另外,5楼和1楼的表达有改进空间,一个说楼主脑子有水了,一个说上了房产经纪的当,都不是很妥当,有机会自己多学习进步吧。

这个问题还要问,还是猫腻,很正常的事情,你不问这个路人皆知的问题,谁都当你知道。卖房子前就应该知道了,有的condo管理费都可以涨到大几百甚至1000。

每次涨价好像必须由CONDO的assoc (有住户选出)同意才行吧?

我买了几个CONDO用于出租,每个月管理费126 (包水,剪草,扫雪,楼道卫生等)。已经3年没有变了。

去年需要换屋顶,管理公司的预算是每户出1100, 当时直接就被ASSOC拒绝了。提出要求至少有三家报价。最后是每户650. assoc 是住户本身,所以涨价就是对自己过不去。

简单一句,condo fee每年涨是正常的,应该是经过屋主委员会同意的,开过会的,也许楼主从来不去开会,所以不知道。

condo fee 有董事会决定,董事会全是condo 的住户。
也就是说,是自己订的,如果有意见,下次大会提意见,如果有人赞同你,并且多数,就可以降下来了。
