相信我,阿童木,价格一定会跌,而且跌的很急(会措手不及),就像多伦多TSX指数和加币的汇率。很多业主会有损失,要知道,经济规律不是一两个散户可以左右的,熊市就是熊市,牛市就是牛市,散户只是知道的是羊群效应!

随着股市的暴跌,高失业率时代就来了,那时候更多的房产抛盘出来了!

依我看这几年是房子影响了经济,房子虚高刺激了经济。这次危机的根源是房子虚高。
TORONTO稍微过得去的HOUSE很多人买不起了,才刺激了CONDO,现在连CONDO都买不起了。

很正常,好多都是2000多,3000多平方英尺以上的公寓,还有相当一部份是penthouse,那各地段是downtown最好的,当然要那个价啦。

那些楼盘可只是温哥华downtown中一部分,别忘了还有大house呢。。。
这些价位不是普通工薪阶级能买的起的,温哥华是有不少有钱人但要消耗这么多楼盘,俺不信!说过了温哥华毕竟不是伦敦巴黎。

CONDO和HOUSE是两个不同的消费团体.开发商们也不是傻子,如果没有市场,他们发了疯似的盖那么多CONDO干什么?
而对condo的价格影响最大的两个因素就是利率和租房市场.
只要这两个因素没有太大的变化,其他对CONDO的价格影响不大.
计算CONDO价格一个重要指标就是计算它的CASH FLOW.
举个简单的例子:
多伦多YONGE-FINCH-SHEPPARD地铁站一带的CONDO,2室一厅的房子大概在30万左右,管理费400左右,地税2400/年,租金2000元左右/月.
利率4%:
每月开支(0首付):1000(利息)+400+200=1600,
CASH FLOW:2000x0.9(扣除出租成本,空置率)-1600=200.
只要借贷成本和租房市场没有变化.那么我每月就有净200元收益.而且这个收益是建立在0本金的基础上的.房价就是跌,我也不会着急卖的.
怕只怕:
银行别涨息,
租客别失业.
