最近了解到的两个成交的Motel, 都是30%-40% downpayment.
固定资本所占的比例是个很大的影响因素.

这和buyer信用,实力等有关,也由Bank, motel seller等诸因素决定.不是那么难,也不是想象的那么简单!!
买Motel适合投资,创业者还是从小做起.
去年,替人在南安省找过Motel, buyers都是经营过3-5年的小生意主.他们看的准,动手也快.2月内他们自己到Montreal买到了一间小型Hotel!

Compare to Motels, Cottages are more seasonal and need more maintenance.
You gotta be a Handy man, otherwise will break ur pocket. Just from my experience.

今天我去见了个AGENT,所有的HOTEL/MOTEL盈利都不到10%,首期都要50%以上,贷款利率在9%,简直没法做.

盈利10%也太低了一些, 买公寓楼出租都有10%.
安省不行就到其他省看看.

Hey crv595, based on your experience/knowledge, a typical seasonal cottage, say, 30M revenue, how's the net profit?
Well, like I said b4, Motel business is different from traditional business.
You own both business and property, usually property has more value,
so the people in this business don't use traditional evaluation method.
We use P/E ratio. Interesting question, 30M revenue, must be a first
class cottage, without knowing all expense, I don't think anyone could
give you a figure. Each property is unique, like property tax, wages...
