才4500税后一个月就敢贷40万?简直是撑死胆大的啊。按照4%来算,月供就2100左右了。再加上1000左右的房子其它开销。你一个月光房子都出去3100多了,你才每个月到手4500块,剩下1000多点你怎么过? 现在估计你们还没孩子把,等有了孩子,光奶粉尿片都都给你去掉个好几百了。 还有,你老婆如果生孩子拿EI修产假那会儿,你们家都没有4500的收入了。还有,如果你们当中任何人失业。。 现在的利率还低,等到6%左右的时候,你光贷款就是2500多一个月了。你们这日子还怎么过? 乖乖,这种人家过得将会是怎么一种悲惨的loser生活啊! |

There were people load up loans to their limits in 2005 in Calgary. Now their house price are almost doubled. Their return on the down payment is almost eight times foldes. How much you want to borrow depends on how the housing market goes from now. Using leverage can be either very risky or fruitful. |

you are talking about different story, the housing market 4 years ago was qutie different. banks now are a lot more pikcy about applicant's financial stability. with that said, it's almost certain that LZ's mortgage application will be rejected based on his household income. the only option he has to get a mortgage approval on a 550k house is to have 35% downpayment.

我看这个年头是撑死胆大的 一个朋友是年薪7万 银行工作 税后3700 1个人上班 从employ line of credit 借了5.5万(revolving,利率 p-1),房屋贷款38万 一共贷了44万(大概6倍多,房屋贷款没有做任何假的)自己1分没有,买了42万的房子 2.25%,35 years. 1个月还房屋贷款1300,地税280。2间房子出租收入700,老婆 刚找到了1个 part-time, 税后1000,孩子今年上大学,他们已经准备了1万 现金没有动. 我算过拉, 如果利率涨到9.5%破产。不知道他破产的可能性有多大.欢迎拍砖 |

4200一个月就敢贷35万。怎么说呢,这种生活质量,就是猪狗不如! 还月月旅游?你也太看得起4200块了。光房子就2600以上了。这还是基于现在的利率给你算的。 剩1600 一辆破车油+保险也最要300吧, 上网电视手机200 饭钱你怎么也得500吧。4个人吃500,也就是饿不死那水平了。 这就1000了。还剩600,我靠,这怎么过?还月月旅游?你剩这点钱一年旅游一次都够呛。 没有孩子的? 孩子身上一点投资没有的?不和朋友聚会的?天热不住点cottage,掉掉鱼啥的?冬天不滑雪的?根本不买新衣服的? 换个屋顶都能把你弄破产了。这中日子过得啥劲啊? |
