税后6万多,税前可就是10万以上才对!两个人工作的话,如果一个人打累伯,另一个人就得是工程师或Senior级的什么工.移民也许可能,本地人可就比例不太高!有一种可能,那就是:少数高收入者抬高了平均数.
这则消息在这个坛子上已经转贴过好几次了。 修正一下,中值6万1,平均6万4。具体可google。总之不要小看鬼佬们挣钱的能力。

2006年4月卡城房市销售统计分析-销售略有下降价格持续上升

据来自卡尔加里地产局2006年5月1日的消息,四月份房产销售继续保持稳定,房价再创新高。

卡尔加里地产局主席Kevin Clark评论说:“四月的房地产市场象我们预计的一样继续保持稳定,由于有374个售价超过50万的房子成交,市场的平均售价继续攀升。市场处于上升通道中,全面的准备、准确的出价、专业的指导在这种竞争的环境下是非常重要的。”

本月新上市待售屋数量:2006年4月共新上市房屋3,572套(4,223套/3月),同比去年4月的4,223套下降15.42%。

本月成交量:2月份房屋的实际销售量为3,389套,比上月的历史最高销售额(3,479)下降3.09%,同比去年4月的3,207套增长5.68%,其中独立屋2,445所,共管公寓922套,活动房22个。

本月平均成交价:4月的平均售价为$341,838,比3月的$325,481上涨5.03%,同比去年4月的$249,159平均价上涨了37.18%。

独立屋: 2006年 $376,725 2005年 $273,953 上涨 37.51%

共管公寓: 2006年 $256,455 2005年 $183,541 上涨 39.73%

活动房: 2006年 $42,968 2005年 $40,157 上涨 7.0%

Condo的销售继续保持稳定增长,同比去年4月销量增长9.50%,平均价格上升39.73%,比三月上升8.93%。

房屋的平均销售价对于了解房地产市场的长期发展趋势是很有帮助的,但这个数据不能代表不同社区房屋销售情况的具体变化。

你说的是换房,那我跟你说不是一回事。换房的人的确是赚了,尤其是今年以来。

说明两点,(1)换房本身不能代表全部,现在的换房只是牛市中的一支好股票,还有其它很多涨幅不大股票(位置不好的房子)。(2)今年2月份以来的房市也只是一个特殊时段。
不仅仅是换房,很多朋友去年都买了房子(以前是无房户),现在都有10-20万的涨幅。
他们都是自住,压根就没想过炒房。房子没卖掉,这涨的10-20万是都是虚的,可你要想想,你要现在买房,就要多出10-20万。
所以赶上这波的,很幸运,没赶上的,就认了吧,来日方长。

50W的房子,按5%25年算,每月2K,大约贷款35W,首付是15W,家庭年收入在8W以上。
我关心的不是你和你的朋友是否达到这个水平,而是卡城有多少家庭达到了这个标准?如果大多数家庭达到这个标准,那么卡城的房价平均再涨20W没问题。

我刚玩出点兴趣你那能就不完了 没有谁规定2口以下的家庭就不许买房吧。
是啊,你顺着Crowchild往西北走,出了城那里的每栋房子占地4ACRE,如果你只统计卡城的专科医生、大律师、企业主,这些人群的税后收入都远不只9万多。
