我都见过不止一个了....觉得不在于薪水高低,而是在于对生活品质的理解. 我说的例子里,主人公家庭收入都是8-10万加元/年. 好象都是国内小地方来的人.估计国内生活不怎么样,来这里买了大房子后也不知道真正的生活应该是什么样的.比如过去的土八路吧,进城当了干部以后,还是那么土....我这么说可不是羡...

well it seems you are extremely annoyed by the word of '土'. I don't think that's her point. What she really meant is that people do have different difinition of "quality life".

somebody thinks owning a big house is so-called quality life, and they they don't mind the whole family stay in the basement and rent the upstairs out, they save every penny then can, they don't even go anywhere for holidays so they can pay off the mortgage ASAP.

somebody'd rather not to be slave of house, they won't sacrifice their hobbies and social life, they don't change the way they live just because of the mortgage payment.

let's just set it straight, people do live their life with different approach, as long as they are happy with where they are, what they do.

Personally I agree with bear MM, if the family with household income 100K a year can afford a big house, at least they should live reasonably. Most of house owners make a lot of effort on home improvement and home decoration to make it more homey, it's the place you relax in the end of the day, it's the place you spend the quality time with family, not the tool to make some quick cash.

so take it easy, buddy.

前几天去一个朋友家,房子是不小,可是全家就一个屋子开够了暖气,因为那是产妇和刚出生不久的小BABY住着,出了那屋就得穿羽绒服,暖气只开到10度.这样住着真不能算是享受.

房价有什么好讨论的,靠这个吃饭的都不一定预测准,讨论房价涨跌对你有麻意义?

你搅得你已经准备好make a big committment,那就买;搅得挺勉强的,买了房奏啥都干不了了,那奏再等等,反正现在的房价已经是在历史高位上了。

家庭月收入现金4500-5000刀,拿出2500攻房是否正常。朋友说最好是30%收入攻房,可我以占了50%了,摊子里这种情况普遍吗?
2500刀mortgage的话,太多了,养房子还有乱七八糟的其他开销,property tax,各种保险,加上utility的费用,平均下来,一个月怎么也要3000刀了(保守估计),满打满算,一家人2000刀吃喝+养车,你搅得够吗?

非常感谢楼上几位朋友的指点,我昨天也没说清楚。我的情况是(按月计):银行按揭1800刀,地税250,管理费200,各种保险200,等等基本上花在房子的钱大概2500每月,还有2000-2500自用,像这种情况普遍吗?必定第一次购房,心里没底。谢谢了
那还行,如果车已经买断或者finance完了,还是可以的。

魏麻还有管理费呢,是汤浩司麻?汤浩司的地税要250一个月?大多地税真贵压。

管理费包括utility(水电)吗?
汤浩司/condo的管理费只包水,不包电(有的包电壁炉,极少数好像包heating)。

地税+教育税 0.85%, 还凑合吧. 周边地区也都不便宜.

温哥华多少?
那是汤浩司压,大哥,汤浩司又没有多少lot,还要250一个月,一年地税奏四3000整了。

温哥华,偶只知道city of vanouver,after home owner grant,偶家是2800左右一年,标准lot。北温貌似差不多,西温比较贵,其他城市的地税应该还稍微低点。

huh? 那你那疙瘩的税跟我们算法完全不一样啊。我们就按政府估的房价乘个百分比。没有单独考虑lot的. 一般政府的房价比市场价低一点,但不会差很多。
偶的意思是,lot越大,不是地价就越贵,相应的地税也越高麻,并不是说地税是按照lot来计算。偶去查了查俺们市的residential property tax rate,结果是

2007 Property Tax Rates(per $1000 taxable value)
General 2.42045
Provincial School: Residential 1.93546
TransLink 0.42769
BC Assessment Authority 0.07853
Municipal Finance Authority 0.00035
Greater Vancouver Regional District 0.08569
TOTAL 4.94817

貌似还有根据你家property value涨跌幅和整个城市的property value涨跌幅有一个调整,减去home owner的grant,奏四俺们的地税了。

Wow, 你们的税好低啊。 搬家了, 搬家了。

另外,安大略的property assessment被freeze了三年。今年开禁。也就是说我们还在按三年前的房价缴税。今年会暴涨。所以黑虎还得小心。
为什么freeze三年阿?这也能freeze?

说是那个assess公司不公正。政府就freeze了整顿。 也就我们那个缺德省长这么折腾。拿市里的钱买选票呗。市里就趁机涨税率。
你们省长是谁?

不是多伦多的市长是个二百五吗?除了涨税什么也不会。
