默认 这贷款利率怎么算的?

5年的固定,每月付的基本都是利息.那5年过后,还的全是本金?那5年后的利率有啥用?
如果double pay和15%多付的话,到底还的是那部分的钱?谁给科普一下还贷款知识?

5年是一个合同期,我们这里叫TERM. 头5年每个月大部分付的是利息,少部分是本金。5年过后,要重新签合同。你可以和原来的银行做,也可以另外找银行。此时,即使重新签了合同,每个月还款时也是一部分本金一部分利息。

Double pay 和 15% 多付的是本金。银行并不喜欢你全部把本金还掉,那样他就没有利息可以赚了。所以有限制,不能还的太多。

Monthly Payment含有Principle本金和Interest利息,开头几年,Monthly Payment里面本金部分要少于利息,但是慢慢随着本金还得越多,同样的月付进去本金部分就越来越多。

这是个25年,根据300,000,利息4%的table,25年的Amortization是指假设每个月的monthly payment月付不变,假设25年每年都是4%(实际上5年term过去后一般利率会改变,或高或低),每年同样的还款,进去本金和还掉利息的比例。

每天的利息是根据你当天mortgage的balance算的,然后每个月accrued就是monthly payment里面的interest。你要是额外多付了15%的principal,每天的利息就少了,monthly payment不变的情况下进去本金的就多了

进入本金,就是说加速了还款年限,减少了贷款期.
房贷是总算25年(例如)内的利息,然后把利息大部分放到前面一些年主要去还,用以降低银行风险,这算法好处是还款平均,月额度小;
与工业商业贷款很不同(那是倒金字塔的还款形式,还款金额随年度逐步减少.好处是总付利息金额低),房子贷款也可以选择这方法,但是没几个人可以承受(可能贷款后第2月就要付几千).

“把利息大部分放到前面一些年主要去还”是概念错误。前期利息量大,是因为本金基数大,随着本金逐渐减小,利息量自然就少了。

我感觉不是这样的。 开始时,你的贷款余额高,所以利息当然高而本金少。在等额偿付法的执行中,越到后面你所还款的本金累加额越高,你的贷款余额越少,所以在等额月付中利息当然会减少而本金增加。这并不是银行把利息从后期移到前期,而是利息发生额逐渐减少使然。
