默认 如果用RRSP作DOWNPAYMENT,那么是不是要在

CLOSING这天前把钱取出来.过了CLOSE DAY, 就不能取了?

默认 我想起来了,90是必须买90天以上的

但rrsp必须支付给律师,过了那天,律师如何处理,除非中国律师私下里
偷偷干,但银行不会同意。

谁说RRSP是付给律师? 是所有的首付用money order or certified cheque的形式给律师, 连同银行直接给律师的mortgage材料, 由律师再跟卖方办理交割.

至于首付的来源, 律师是全不管的, 只要你给他支票或汇票.

RRSP的款用来首付, 做法是该款必须在提出之前存了至少90天, 首次购房者填一张Home Buyers Plan的表, 申请把款提出, 银行会把款用支票寄给购房者, 由购房者自己把该支票的款额和其它首付一起办好汇票或certified cheque交给律师. RRSP的款和律师无关, 更别提什么中国律师洋人律师了.

RRSP的款只能用来首付吗?
RRSP用来做首付,可以分15年还回到帐户里,免利息免税。只适用于首次买房子的人。

当然你也可以把RRSP里的钱取出来还mortgage,不过取出来的钱作为当年收入计税,不划算。

实际上,当你在closing date之后30天内才取出来,已经赶不上首付了。

假如你有时间(存满90天)在closing date之前办手续取出,估计你是作为首期的了。

但是实际上,只要你出示购房的合同,就可以填一张Home Buyers Plan的表, 申请把款提出, 银行按你的要求入你的账户或给你支票(与律师无关)。理论上这笔款你拿来干什么都可以。

所谓RRSP作首付的说法,只是大多数人的比较自然的做法而己,但是按规定并非是一定要这么做。

如果是RRSP和你日常开户行是同一家银行,可以转账,不是的话开支票更快。但是如果作为首付的一部分给律师,律师会告诉你一个closing时要交的总款额,一笔付给律师,律师不会根据你首付的来源不同而一笔一笔单收的。
