默认 求助:自建房的预算

看房子已经很长时间了,老是找不到中意的,现在打算自建房,但是对房子的内部材料的质量和装修程度没感觉,就是想问一下有建筑和装修经验的大虾们:如果预算是$600K(不包括land cost),想建一个2800-3000平方英尺的带Walk-out的Basement(Basement可以不考虑装修),内部的材料配置和装璜会是什么样的?

builder普通造价也就80-90块一尺,收你130很正常,即便如此,600K叶绰绰有余了

造价上下差很多,200/一尺连税的应该可以建成中上标准的。
80-90/一尺可能还不包税吧?估计只能造能住的,啥个档次就不要想了,材料看最低档的。
其实,最合理的预算是应该参照同一条街的新屋的标准,比如买一块25万的地花60万造就有点过了

是的,讲和谐吗!前几天看个近700K的60年的老房子,地老大了,感觉花600K在这个地上搞个大房子倒是很配,如果在其它小地上建个600K的房子感觉不配。

你们实在太小看builder的毛利率了。我仅举如下事实:
1,framing,一般税后$3-3.5一平尺,房子越打越便宜。这包括水泥地基
2,drywall, 4X8的hd多少钱一块?builder大规模购买,1/3价格不到。
3,油漆,Benjamin Moore Aura,60多/gallon,builder批量购买40块吧
4,标准6feet的patio door,我们连买代安装800吧,builder 400不到。Custom made的窗,builder的价格大概是我们的一半
5,橱柜。这个我最有发言权,builder allowance 20000的橱柜,cabinet builder最多要8000,如果我自己做,5000一定搞定。
6,Base board,trim等等builder批发是HD的40%价格。
7,螺丝。HD 3“#6 wood screw 100个的6块?我和别人合买3万个150块
8,Granite counter top,builder 卖你100块一尺,你随便到市场上去看,50块就是很好的,实际上料的价格不到25块一尺,这还不算剩下的小块废料。

嗯,有道理。
记得有个builder说过,造房成本里主要是劳动力,材料只占30%,当然他指的是很好的,大约230-250刀/平方尺那种。
根据他的说法也就是很好的房子(至少1.5米)材料也就是75-80刀/平方尺,估计普通的房子材料会是35-40刀/平方尺(大的builder会更便宜),其余是劳动力成本。
估计谁都不清楚劳动力成本/平方尺,因为这里和builder的利润混在一起了,只有builder心里最清楚。

还有几大因素没有考虑进去:Carrying Costs, Liability, Risk

作为BUILDER, 在开发的早期就已经投入了大量的资金。从普通的一块农田到城市用地,要耗费相当长的时间,精力和资金,从规划审批一直到"三通一平"都搞好了才能开始建房.这个时候的土地叫"Serviced Land". 这些资金大部分来自银行的贷款。资金的回收要等一栋一栋的房子卖出去了才能拿到钱。这期间的利息是相当大的一笔开销.

大部分开发商是没有自己的建筑队伍的,实际施工都是承包给有资质的施工队,里面涉及的专业,工序无数.而作为购房者,你只知道这房子是这个BUILDER卖给你的,入住之后的7年中如有任何问题,你不会去找当年谁干的这活,而是找BUILDER.就是说BUILDER要承担所有的售后服务,保修责任.

开发房地产是规模庞大的长期投资,少则几年,多则十几年.中间会发生很多变故,比如材料上涨,人工,市场波动等.还有不可预见的但是确确实实会发生的各种法律纠纷.INSURANCE COVERAGE 和LEGAL CONSULTANTS也是相当大的开销.除了预算中的实际发生费用之外,BUILDER会再预留出10%- 20%作为这些不可预见费用.

所以仅从材料实际价格是多少,BUILDER收了你多少来衡量BUILDER赚了多少事不切合实际的.

我知道这些开销,不过这里说的是翻盖,这些成本除了liability外基本都不存在。而且即使算liabilty,翻盖的builder基本都是小builder,只要施工质量还行,liability cost也是很低的

今年会略有升高,但幅度应该很小很小,还没有查到。LZ的600K足够造个3000尺的豪华house.

你这个是ROUGH COSTS,是不是还要预留10%的意外预算,还要加hst吧?
除了楼主有全部的cash,还要考虑贷款问题,现在利息的影响也要考虑进他的预算吧。
觉得600K造个3000尺的豪华house(190.75 per/SF)有点勉强

谢谢这些信息。
周末看了两块地, 一块是$360k, 另一块是将近$500k。 然后给我看的房子是2600sf, 要价$650k. 当时我就说第二块地都和房子的价钱一样了。 然后她说如果有cash deposit, 她可以和开发商商量价格。第二块地比较大, 但是她也没具体说有没有设计上的要求和材料选用的规定,感觉她有什么没说清楚, 而且也不知能把地价压下去多少。现在感觉$600k还是不够建3000sf的。

按中国的说法就是生地熟地。熟地就是3通一平了直接可以盖房。生地就是荒地,没上下水没电没路,做成熟地要很多花费。
LOT就是规划好的了,3通一平了,就是熟地。

如果是2600sf, 要价$650k的,估计把生地变熟地的价格全打到房价里了,还可能包括了Carrying Costs, Liability, Risk的cost,要比就只能和周围的房价比了。

周末看了两块地, 一块是$360k, 另一块是将近$500k。 然后给我看的房子是2600sf, 要价$650k. 当时我就说第二块地都和房子的价钱一样了。 然后她说如果有cash deposit, 她可以和开发商商量价格。第二块地比较大, 但是她也没具体说有没有设计上的要求和材料...
在多伦多吗?什么LOCAATION?这是最好考虑的。另外造出来的房子与周围房子是否MATCH,LOT和房价等。如果直接找个豪宅区,买个地会造房子怎么样?花100多万,住几年就值200万了。
