已经跟JJ要过去三年的financial statement, tax return, balance sheet! 还没有消息! 另外,10. REBATE: HUSH 10%, LESLEY 10% 这是啥咚咚?? 看过大家的帖子!烟占60%,毛利因该不可能34%! 呵呵,20%?? 等到看过报税情况,跟店一周!看看! 另外,跟店前是不是必须下Offer!? 拍砖! |

对不起大家,近几天较忙,没有更新消息。 这个店是韩国人的,周围500米没有竞争者,环境还可以,已经实地考察! 卖店原因:店主7年前做过心脏手术,身体不太好,已查证,给我看刀口了。 韩棒子确实倔,今天领教了,我电话约他看财政报表,他告诉我只能当面看,不能用笔记,不能拿走,更不能给会计看。呵呵,等我大致看一遍的时候,又告诉我只能看一遍。哇靠。牛人 2011年大致情况如下: 570,000 sales 131,000 gross profit 48,000 management fee 9,000 salary and benfit 25,000 net income before tax 另外,没看清2010年的,只记住510,000 sales 从他的blance sheet上可以看出五年前:60,000 equipments + 43,000 goodwill 他告诉我花了100,000多买的店 但店主告诉我随时可以查店,不用下offer,不用押金,我很惊讶,立刻告知下周查店,每天早7:00到晚10:00。 临走时,免费大杯冰淇凌,自我感觉不好意思,我买了一盒冰淇凌给孩子8.99$. 参照以上信息,大家看看,评估一下,值多少银子! 另外跟店时注意啥,各位大佬给提个醒,先谢过大家了。 |

另外,店主决定不用中介了,是好事还是坏事?(店主告知中介费8%,然后偶问之能否不要中介,答可以。) 这种情况,买家应该注意什么?? |

现在我也不想找中介了,如果跟店结果可以的话,给他Offer,然后直接找律师办理后续事情,是不是可以呀?难道我一定要找中介吗?? 现在是不是这样的,他要价199,000,没有中介了,是不是相当于要价185000?? 是不是我应该照此价格划价! 关键大侠们给估算一下价格!! 挣钱不容易,读过您的很多回复,很是受用!谢谢!! |

我回来了! 先报告店主的tax return情况: 2010年: total sales:510,000 具体支出、收入没让看(因为没下offer) 2011年: total sales:570,000 gross profits:131,000 net income(include employee' salary): 48,000 management fee(for owner) 9,000 salary and benefit(for employee) 25,000 net income for company total net income:82,000 现在报告跟店情况,恳求大虾门、各位老板们意见: 因为没下offer,只跟店两天,结果如下: 周一: 杂货、香烟:2,120.76 香烟:1,056.8 比率:50% 周二: 杂货、香烟:2,070.76 香烟:839 比率:40% 电话卡、报纸未统计。 此店销售彩票不太多,佣金也较低(阿省),一年大约几千,ATM佣金也不太多! 店主自称香烟比例大约60%, 跪求大家帮忙,下个offer! |
