默认 新房现在去银行谈mortgage 有必要吗?

买了新房,明年5月closing, 现在是不是就去银行把mortgage谈好呀?

没必要,银行的利率最长只能HOLD 4月, 明年1月份再打探。

而且新房多数都会延期

新房利率可以hold UP TO 22 MONTHS, YOU CAN ASK THE BANK TO GET PRE APPROVAL AND KEEP lower rate if the interest is going up this year.

I was told by TD when I bought new home a while ago. I guess every bank shall hold your interests longer for new house as new one takes long time to close, you'd better ask the bank you are going to go directly. Good Luck.

1. First ask banker to do a pre-approval and lock with a proper rate with long holding rate.
2. When it is 4 months away from closing date, shopping the mortgage broker to find the best rate for you. Some broker has amazing rate for you.

Also, you can send email to me to add you on the latest mortgage rate monitoring group, so you get the latest best rate updated.
