能说说你的背景,经验,资金,现在有具体的想法吗?

突发奇想,考虑购买一块地建房。可根据自己的喜好建自己的房子。
如果一切顺利,还可以考虑卖房再建。一切都在幻想当中,请有经验的各位给以指点,问题如下:
1。一栋半独立式HOUSE大概需投入多少?
2。建房和买新房比较,投入资金的相差多少百分点?
3。建房周期为多久?
4。哪里可以查到有关资料。如申请报批程序,预算,承包商等。
5。以前论坛好像有过相关详细讨论,现无从查起,能否给个链接。
6。可寻求合作。

这个不做是不知道的,最重要的是资金,如果是20,30万的房子,你省不下多少,而且还有最少一个人的时间,如果只做了一个房子的话,可能连门都没摸清楚,大多数时间会搞的比较狼狈

我所了解的情况是:一般买地的话面积都比较大点,最好是几个人共同买各占一块,建造的时候也可以几家一起和contractor侃侃价,不过目前city of Toronto可以买来建房的地也不多,大多地区还有.
一般资金相差的比Real estate公司的利润率稍微低一点,省个几万块钱的一般没问题,而且做了自己的房子练完手后顺利的话还有信心可以接活了.建造工艺也不算太复杂,很多材料都可以在HOme Depot之类的买的到,施工过程有点象搭大积木.
报批程序city hall或者town center都有有关的指引,如果是三层以下,600平米以下的甚至不用注册建筑师设计,承包商只要你有工程好找.
有机会的话一起尝试一下吧

看大家这么热情高涨,呵呵,我来泼点冷水吧,希望和这里的行家交流切磋哈
这个行业是外行看热闹的,看书还是不够,做这个GM的职位,必须知道建筑结构,水,点,气,暖通的基本知识,说个笑话,做出来验收的时候,合格不合格都不知道,你还怎么去做?要求的是你能大概看看就能找出哪里有不合之处,该怎么改。
第二个,还有要你对各种材料的特性,价格,施工上有什么特殊要求,可以用在什么地方,不可以用在哪里,都有一定的知识
第3个呢,你应该知道盖房子的大概过程,及每个STEP的SCHEDULE,你怎么HANDLE各个SUB,钱上的处理,出了问题怎么办,会造成什么结果,对SCHEDULE的影响,等等
第4个,你一定要知道的是,那套建筑图,并不是全部,实际上可以说,只是50%,这边HOUSE没有施工图,这点你盖到一半就知道我的意思是什么了
第5,你要知道你盖的是什么个HOUSE,或者说呢,你想盖个什么风格的,呵呵,房子并不是有个屋顶就行了,所以我说呢,如果是个20到30万的,还不如买个了,对新手来说,你自己会更费钱

呵呵,可能大家不相信哈,给个例子,我认识个人正在盖,而且投资很大的,结果就是出了无数的问题,为了省点钱,他们自己参与了很多,但制造了更多的麻烦,很多东西不是看书就看出来的,我每次去那个工地,除非是对以后影响很大的问题,我才说,小的就不提,为什么?我提出来了,就对工期有影响,而且不是对一个方面的影响,到了外墙FINISH后,几乎每个改动都是一个会牵动5个或更多的改动,现在的感觉是,这个房子盖出来了后,放上家具,可能什么都不是,大家在杂志啦,SHOWROOM看到的,会感觉很协调,为什么,风格一致,大家可以问问自己,对风格有什么了解,你自己能选出互相搭配的灯,吊顶,颜色,布局吗,就一个房间,然后想想2个相邻的房间,互相怎么影响,在房子里的位置,等等等等,你考虑到了吗?你进去一个开放式的厨房,BAY WINDOW,STAINLESS STEEL的这个那个,很现代的设计,COPY FROM SHOWROOM,呵呵,旁边放套雕花红木家具,或IKEA买回来的一套餐桌

说说自己的想法,大家飞砖啊,我好盖房,呵呵

我没自己盖,就是对建筑上的东西没把握,以后要向你多请教,
什么时候有空,给讲讲地基和外墙的一些知识,HOUSE外墙及ROOF的SCHEDULE?

其实这里面也不是都是外行在凑热闹,我就是搞设计画图的,所以对house的建筑和结构有一点了解,我有个朋友是搞水电装修的,现在自己接工程干,其他的人,多少有些是了解一些的,而且每件事,只要你真心想要去干,不懂就开始学吗,又不是说现在就开始盖了,起码有一两年的时间,要了解的话还是够时间的
另外如果是找建筑师出图的话,施工图是应该齐的,这里的施工图深度比国内深,别说新建,加建的施工图都画的我晕菜, 其实我还是宁可画新建的图
风格嘛,嘻嘻,各花入各眼
我觉得有件事是自己真的感兴趣愿意花时间去干就已经很有价值了,不是说人生的意义就在于折腾吗,何况还有一个潜在的美好的未来的商机在等着,多好啊,是吧?

差不多是这个价,所以我说如果想盖个20 30万的房子,还是买吧,我说的那个房子就是这个AREA,最后的房子大约能卖个1M到1.2M。风险还是有的,毕竟找到1M的投资不容易,设计的事不用怎么操心,钱是最难的

Baozi老兄,昨晚有幸大家一聚,感觉你对于工程建设很有经验,开个玩笑,一看你的气质和双手,我就感觉你象是包工头,活跃在建设现场第一线的 昨晚从你那里了解了不少有关的知识和信息,不过因为人多,时间也不太长,所以我有写问题还没有向你了解清楚,想麻烦你给我指点一下,以后还会有很多问题向你请教。先行谢过

一个是你说的自己是否在现场看着,工程价差可能在一倍(大意,不知记得是否清晰?)这个差别主要在哪儿,是说contractor偷工减料,虚报工程量吗?因为我记得在工程tender/bidding的时候各contractor都会按照图纸打一个报价,之后的工程费用基本按增减工程多除少补。 建筑师也是按报价及工程进度和质量情况来决定是否签字给付及给付多少工程款的。业主委托的建筑师一般也不会经常守在工地现场。

二是你说的如果工程验收不合格,自己出的二三十万就白扔了。我对这里最后工程验收的情况不了解,按你说的building department也有building inspector监管工程的话,验收肯定也要他通过的,如果验收通不过的话,工程款是不可能给contractor的,contractor的损失也不会小,他可能比你还急,另外一般还应该有工程质量保修期。

我说的情况只是一般理想情况,实际操作可能有很多不同,能否请你从实际的角度出发给讲讲。另外关于套图的问题,我觉得即使套图,也要请designer根据实际对设计进行一定的调整,除非你基本按图只做微小调整,即使这样基础部分还是有可能不同的,如果是房屋的layout有修改的话,比如原来的3.7米改成3.9或者4.1之类的,有可能joist的尺寸和间距都要修改,门窗尺寸如果有修改的话,其过梁的设计也可能有变化,坡屋顶的ridge长度增加的话,ridge beam的尺寸也会变化,等等之类的,还有如果你套的图纸原设计边墙距离中线或property line是2米,而现在边墙距离是1.2米的话,可能边墙的开窗面积也要调整,也许这些就是你之前说的有的是没有图纸施工的情况?

说一下我自己的感觉啊,觉得大家都还是悬在半空,做BUSINESS呢,很难,我自己就只认识一个华人的BUILDER,如果没有经验的话,开始几年会很难。如果自己盖个房子住的话,就实际一些,我们这里能人很多,可以在各方面都帮的上忙,如果说想盖一个市价在50万以上的房子的话,可以说能省点钱,如果30万的话,可能省不了多少,而且还有时间的投入,但主要的是还能盖个自己满意的房子,不用象去看盖好的房子,多多少少都有不满意的地方,而且质量上会控制的更好,希望大家都把自己的特长列一下,如果想自己盖个DREAM HOUSE的话,大家都会尽自己的能力来帮忙的,这样就走上了正轨,我们这个GROUP才有意义
另一个是象JIMMY大哥的话,去买个老HOUSE,然后UPGRADE,这个也很实际,自己住的话是个很不错的主意。我买房子的时候也是这样想的,呵呵,看了不少这样的房子,结果压价太低,被小的BUILDER给买走了,要不就是房主觉得太低,不卖,其实这种做个小BUSINESS就是个不错起步,周期短,但赢利太小,就需要资金到位才行,哪天有空再和JIMMY大哥多请教这种问题啦

EE,千万不要这么说,把我捧起来了我都不好意思向大家请教问题了,我还象向大家学习学习的:+D

1, 我可能没有表达清楚。 自己不是一定要在现场盯,你可以要一个好的总监。如果你没有一个好的总监,你自己当,那就要有能力协调现场所有的事。总监也不会在现场盯,只是会常去工地。如果从来没有做过工程的人,就不容易做到有预见,这样就容易导致各种问题,最后就是投资增大。contractor会不会或能不能偷工减料,虚报工程量?这个就要决定于所请的人。报价本来就是个艺术,对于不了解工程的业主,又能看得出来多少?业主请建筑设计师是只做设计图纸的吧,不会管你工地的事,更不会帮你盯工地的。对商业建筑和巨大的HOUSE 可能不同。
2,我不是说验收不合格。最后的验收都只能合格,否则就住不了人了。我是说业主如果没有足够的知识,很难判断自己是不是拿到该有的质量的货。100每英尺和150每英尺该是不一样的。工程是都有保质期。不知道你有没有碰到过买来的东西在保质期从来不坏,但保质期过了一天就坏了的情况:+P 当然房子不会塌了,只是可能出现些小毛病,但是业主也会希望这些毛病不出现啦。
3,我说的套图是现在市场上都在做的事情。HOUSE的设计算是很简单的。没有公寓大楼的复杂,改起来很简单。你说的变化都可能发生,但对于那些卖图的建筑师来说小事一桩。其实现在的HOUSE的所谓设计并不能真的称的上真正意义上的设计。特例除外。

其实这里面的具体事情很多,很难一一都说清楚,每一项都会有牵连的。就象我以为种蘑菇不难,谁知道那天晚上向那位福州来的老兄一请教,才知道这么多要求的。所以说想建自己房子的同志们,建,考虑太多了也不好。只是对于想做这生意的人来说,就要了解多一些,这样可以减少风险。不很容易,但绝对有可能成功!

同意从简单一些的工程做起!如果我们能够找到一个值得加建的房子。既得到了经验又不用承担太大的风险,工期也短一些。
从现在开始,我会有空刷刷MLS。

1. WuYing的建议很好. 参与的人越多越好

2. 15W(集资)+15W贷款 = 30W. 要买块地(有旧房的)+重造, 30W可能不太够. 而且工程也太大. 在我看来拆旧房建全新house, 大概有三大块工作.
A 申请build permit, 准备全套图纸, 拆旧楼
B 新楼的地基, 框架, 外墙
C 内部的全部工程.

3. 建议从简单点的project开始. 可以买个比较旧的楼, 不动整体结构. 只对内部进行整修. 如屋顶, 窗,门, 楼梯, 地板/地毯, 装修全部卫生间和厨房. 相当于只做C, 免了A&B. 可以大大降低风险和难度.

4. 第一个工程要短平快, 不求赚钱, 只求经验. 即使亏一点也没关系

5 简单并不意味资金需求就低. 起码也要25-30W(含贷款).

Will anyone help us to make a real plan? And Jimmy please forward us some mls information. We feel it's a good time right now, house price is in low period, have 2 or 3 months to plan detail.

个人觉得,资金还是重要的,我想把大家的意见汇总,希望感兴趣的各位DX回应一下,例如会不会有资金的投入,个人有没有相关的经验,有没有一定的了解,觉得第一个PROJECT应该是什么样的PROJECT才会加入,如果加入了的话,在这个PROJECT能做些什么?
如果大多数人都同意一个方案的话,就可以进行下去。

请问你说的surveyer需要什么执照吗?只要有了建筑图以后,如果只是需要修改而且不是大改动的话我都可以自己做,政府要审的暖通图我也能做,请问我还需要找surveyer吗?谢谢指教!

简单看了一下你们的讨论,十分有趣,对于surveyer的问题,自认为可以说几句话:政府在批准建房和建房过程中及建房完毕都需要surveyer测量后提供文件给政府,政府才允许你下一步的行动,每次的surveyer服务费用要在500-5000元不等(不同建造时期服务项目不同),自己建一个房最少要请3次surveyer,请计算在成本内。

没有时间,所以今天才看到这个贴子.为大家的热情所激励.

我只知道前期的事务,希望可以有帮助.
1. 不同的city,不同zoning有不同的bylaw.尽量要遵守.当然为了追求最大的面积,其实就是最大的效益,可以申请commitement.但这需要时间.
2. 关于permit一般8周的时间处理.
3. 新建涉及更多的事情,必须有surveyor的图纸,处理drain的问题.这就意味更大的开销.2000-3000.改建就没这类的问题.
4. split地,是个好办法,主要看选择的lot有没有可能性,permit难点,不是没有可能.可以就一定赚.
