简单地说,三五年前买大房子的,利率价位双赚。一年左右买房子的人,利率上有机会, 价位上难说,也有可能 赚一点。现在买房,特别是还买大房子,应该说要考虑风险。毕竟价格也在高位,利率又外于上扬期,好象也没有什么特别的利好消息。

换房我想我应该是理解的,没有展开来说,是因为HIGUYS应该比我更熟悉。 换房几个好处:(1)投资少,定金可以杠杆作用,这一点是很有吸引力的。(2)两个房子同时涨(3)就象你所说,没有capital gain的税。不好的地方(1)要考虑交易成本,毕竟是短期操作。但这一点当市场完全成为卖方市场时,好象也改变了。(2)capital gain中可能有风险,如产权重叠时,是如何处理的,我不清楚。 以上是我的一点理解。如有不当,请指正。再次感谢。 |
