简单地说,三五年前买大房子的,利率价位双赚。一年左右买房子的人,利率上有机会, 价位上难说,也有可能 赚一点。现在买房,特别是还买大房子,应该说要考虑风险。毕竟价格也在高位,利率又外于上扬期,好象也没有什么特别的利好消息。

10-20万算一点吗?
你说的是3-5左右买的房子吧。一年内买的,有那么多吗,也许个别特例是这样的,大部分房子不会的。有的根本没有涨。所以,只要是统计,就难免有数字游戏。

只要是single house 涨10w算少的了, 现在town house 和 condo也跟上了.
你说是一年左右? 个人感觉现在是卖掉房子的好时候。当然有人想求市场的极值,再可观望一段时间,这也是人之常情。

加息停止一年半,2009不灵。3年前就长线的还能接着take几年ride.2006/2007进场的过3年后,肯定跟现在小李的心情不一样。
其实,在我看来,再在房市呆着就是再有得赚,也不见得一定值。因为不是只房子那里投资能赚钱的,其它地方也一样是有赚钱的机会的,只是没有去仔细研究罢了。人们总是喜欢做自己熟悉的事。

如果去年10月买房,downpay 1-2万,今年6-7月入住,马上卖房,可赚10-20万。
downpay 1-2万?我旁边就有很多15万的房子(去年),难道半年后的今天就成了25-35万?所以基本上可以说是子乌虚有的事。不过如果你逮着了,我祝贺你。
我倒认为,如果你说的情况是真的话,那现在进入市场的更应该小心,因为市场在抢钱啊。

你对房事一无所知啊。
野猪就要换房了,让他给你上上课。
你说的是换房,那我跟你说不是一回事。换房的人的确是赚了,尤其是今年以来。

说明两点,(1)换房本身不能代表全部,现在的换房只是牛市中的一支好股票,还有其它很多涨幅不大股票(位置不好的房子)。(2)今年2月份以来的房市也只是一个特殊时段。

你没有理解他们所说的换房。在这里是特指已经有一套住房,然后大概在前一段时间找建筑商又建一套新的。等到新的快好的时候,将旧的卖掉,这样做的目的是,可以不交capital gain的税。所谓引用野猪的说法,是想告诉你,当他们将旧房子卖掉的时候,比买时涨了多少(假设是去年买的),实际就是,有人去年30万买...

换房我想我应该是理解的,没有展开来说,是因为HIGUYS应该比我更熟悉。
换房几个好处:(1)投资少,定金可以杠杆作用,这一点是很有吸引力的。(2)两个房子同时涨(3)就象你所说,没有capital gain的税。不好的地方(1)要考虑交易成本,毕竟是短期操作。但这一点当市场完全成为卖方市场时,好象也改变了。(2)capital gain中可能有风险,如产权重叠时,是如何处理的,我不清楚。
以上是我的一点理解。如有不当,请指正。再次感谢。

因为是最终还是自己做的决定,自己承担风险。同样,劝别人不买房的,到时房价降了,也没有人感谢你。
想买的,还是会去买。

不知道大家是否注意到这种情况。如果一直目睹了从去年到今年房价暴涨的过程的人,现在是很难决定再买了(要我也不买)。但是如果一个人从外地过来,工资水平能支付某种房价,很多是基本不怎么考虑就决定买了。
你说得非常好。我是有点劝别人现在买大房子要小心,虽然是好心,也同样感到不好意思。

不仅仅是换房,很多朋友去年都买了房子(以前是无房户),现在都有10-20万的涨幅。
他们都是自住,压根就没想过炒房。房子没卖掉,这涨的10-20万是都是虚的,可你要想想,你要现在买房,就要多出10-20万。
所以赶上这波的,很幸运,没赶上的,就认了吧,来日方长。
你还说你朋友去年买的房子,到现在都有10-20万的涨幅,那您老就自个酷,自个乐、自个美吧。

炒作总是跟利好消息联系在一起的,尤其是到了后面。所以我总觉得今年2月份以来卡城的房市,操作成份很大。价格已经与价值不符,最终是要回到原位的。

价值 = ?
我的理解,简单地说,就是正常的价格。打个比方,你现在去商店买电视机,它的价格就可以认为是它的价值。我上面的帖子说有炒作因素,这是我想强调而这么说的。其实只要供求关系异常,价格与价值就已经偏离了,这你都是很清楚的。所以从长期而言,除了炒作泡沫要破外,就是这部分临时因素导致的涨价也是要回落的。
