手上有25万现金,是买房还是租房?
手上有笔25万现金,本来想买25万左右的CONDO, 两房的那种。算了笔账好像有点疑惑: 1, 不买房,把25万做稳妥的投资, 假设年回报7%, 年回报1.75万,用这笔钱可以租1400每月的CONDO(2房) 2, 买房, 投入25万,每年住房成本,8000元(地税+ 水电气) 比较前提,房子涨价机会不大(因为是CONDO), 听上去是买房的亏大了, 是这么算的么? |

25万是怎么挣来的?这一点很重要。 如果是赠与的,以后没有来源了,可以做一个投资规划,保值吃利息,租房也是不错的选择。 如果是工资收入,而且还有这个能力挣钱,请购买五十万以上的房子,50%首期很容易搞到按揭。而且这种房子升值潜力大,几年后变成80万很有可能的。 如果是做生意赚来的,继续投入生意,几年后又是一个25万。 25万好像是个尴尬的数字,指望它现在就退休,肯定不够;全部投入到康斗,你还要去打工挣钱交管理费气水电费维修费,外加地税,一家人吃喝,这和首期10%按揭家庭没什么区别。 唯一的区别是,你失业了,还住在房子里,他失业了,就要住大街上。 此帖于 Feb 17th, 2009 05:15 被 business168 编辑。 |

2,25W的condo每年的住房成本是正常应该小于7000(2000地税+5000管理费),每月600左右.25W的CONDO正常租金应该在1500~1600左右. 所以租房每月扣除投资收益后也要再额外支出500左右,两者相差也就100元/月. |
