日本、香港房产泡沫除了炒做外,还有个客观因素,就是地少人多。即使这样,董伯伯上台想做点好事,多批了点地,房价一下泻了。 温哥华东面是山,西面是海,缺地,亚省这300多万人口,就算都住在省会以南人均几十亩地也不成问题,什么时候会没地建房? |

去年25万的房子,现在涨到了40万。去年我忽悠大伙买房子,以小小鸟为首的,就是大谈风险,不让买。还有大春卷(dcj)、大肚皮(belly),在旁边添油加醋,也跟着忽悠,但就是不买; 去年不买,今年更买不起了,40万的房子,25%的首期,要10万。有几个人能拿出10万来? 还等?等到什么时候?等到40万的房子跌回25万再买?可能吗?即使可能,为什么去年不在25万的时候买? 很多builder的地今年都卖完了,今年已经计划不放地了。想买新房还买不着,这房价能跌吗?这房价是开发商、市政府和炒家联合控制的,上涨对他们最有利;下跌对他们都不利。他们能不利用手中的权力、优势来控制房价,让房价上涨吗?开发商就是留着lot不卖,屯积居奇。因此,等跌价,没门。 |

EXCEL是专门建低价房的,它的房价可以说是比较低的了。但现在最便宜的,不带车库的小房子,也要30万。一般都要做点upgrade,怎么也得再加一万。至少31万。但是,这个价你买得到吗?根本就无法和开发商签合同,没地。只能等,可是,现在每个月涨2万,你等到什么时候?只好逼着你去买二手房。大家都抢二手房,只好加价抢,导致最后成交价高出卖主开价几万。 带前进式双车库的两层的house,最便宜的价格是34.5万。但也是买不到,没地。去年9月份,价格是22万。 |

1400SF 要价345K. 加上 upgrade 和 deck 就奔360k 了,简直 ridiculous 这种价格绝对不能买了。 引用:

One of my friend bought a house at Arbour lake area about weeks ago. I don't know the exact price but she told me it was close to 400k. She put 15k as deposit already. Now she is thinking to give it up because although monthly expense is affordable to her right now. It is scary when either her or her husband lose the job in the futher, which is very possible at here. She told me she decided to either sell it (if the total loss for her is less than 15k) or give the deposit up. I don't know whether it is a sign of the Estate market right now, but it is a real burden for most people to afford a house. (including high downpay and monthly mortgage) What I can do is to leave this hot city. Espcially no one in my home is doing a job related to oil field. |
