想买第二个房子做投资房。既然是投资房,当然既要升值潜力大,还要好出租,租金高等等。大家聊聊: 买house好,还是买condo好?它们各自的利弊? 买house,哪个区域好? 买condo,哪个区域好? 希望大家畅所欲言,让所有看贴的人都有收获。 |

Buy House: advantage: land is yours and better potential for appriaciation. Fixed cost is lower or flexible More rental units Disadventage: too much chores when its an old house, prepare to fix just about anything, sometime replacement big items. (so chose better condition houses, better maintained houses) House's usually take more money to invest, prepare a bigger downpayment in case the rent cash flow not as expected. there are more points to be made in regards of this topic, but it is very individual and case by case matter, no standard answers. better talk to your accontant and your agent befor jump in the market, more importantly, DO YOUR OWN RESERCH AND CALCULATION. Good topic, And I think it is also a good time, see the following news: 多市议会通过14.3亿预算案 多市议会昨天开会讨论资本预算并以32比10的投票结果通过本年度预算案。多伦多今年资本预算总额为14.3亿元,预算中一半资金用于公车局,其它交通方面占用17%,公园绿化和康乐占4%,多伦多警方也是4%。14.3亿元的资本预算中,来自联邦和安省政府的拨款分别占16%,市府储备金12%,举债5亿元,占35%。用于公车局的资金主要投入到巴士车队,拟购买220辆巴士替换旧巴士,另外添置100辆增加服务,总计金额达2.22亿元;购买新型地铁车卡1亿元等。 07年的资本预算反映了市长苗大伟发展公共交通、清洁美化城市、开发湖滨、加强环保的主张。但苗大伟表示,资本预算的一半用到公车局并不见得合理,长此下去更是个问题。昨天的讨论中,右翼市议员指市府为资本预算借债过多,债务过重,已到市府无力承担的地步。左翼市议员则指这个资本预算是绿色的、清洁的预算,对于多市环保将起到积极正面的作用,应该全力支持。 |
