默认 明天下午TIM HORTON和店主的经纪见面

今天打电话给店主的经纪人, 对方是个女的, 听口音也应是印巴人, 约好明天下午在我家旁边的一个TIM HORTON里见面, 她会带齐所有的PAPERS.
从明天起,下午的英语WORKSHOP是不能上了, 真是有点可惜, 好在还有上午的LINC6.
今天中午见到我的COUNSELLER, 她坚决反对我开店:you will kill yourself. 她丈夫是开洗衣店的,她说她丈夫厌倦极了,还举例子说认识好多开店的都打算改行,我说开始吃点苦是值得的,如果能有个好的收入,她说好收入谁会卖你.一个劲劝我上WALMART,ZELLERS这样的店里去申请工作,甚至还帮我联系一家面包店看是否需要人.
no conveniet store, no grocery store......临走时出来送我还一个劲的在劝我,这位大姐人真好,我理解她不愿眼睁睁地看我往火坑里跳的心情
没办法,如果真的能有个不错的收入,是火坑也先跳下去再说,等赚到钱生活安逸了,我再抱怨烦躁啊枯燥啊也来得及.
天无绝人之路,在这里刚认识一位东北老乡前辈,给我很多细致耐心的帮助.

我建议你要找个律师!因为我有朋友就是在mall里面做生意,但是被别人欺骗了,他更厉害,合同都没有看懂就签字了!
我就有这毛病,特别容易信任别人,对人对事总往好的方面想,从小到大吃亏无数,别人欠的钱好多多要不回来了.不过你这朋友怎么能连合同都不看就签字呢?

我觉得你可能过于乐观了,还是要谨慎一些好。5万(不含货本)的店能挣3-4万就不错了,如果2人做,就太不合算了,还不如打工。得到资料后仔细计算净收入和平均时薪(可能低得让你吃惊)

杂货店在各类小生意中时间最长,货本最高,当然对技能的要求也最低。我不认为是个好的选择。

让您言中了, 今天下午刚见了那经纪人,一个60岁的印度老太,她说扣除房租水电后后每月能剩3000-3500, 现在店主每天8:30AM-9:30PM期间营业,因为丈夫要到外地工作她也要跟着搬走(WHO KNOWS), 她在这里开了很长时间的店了, 从95年就开始经营这个店, 靠这个店买房子\车\孩子念书等, 丈夫赚的钱都存在银行里了. 而且她当时买店时花的45000(WHO KNOWS)也是向银行贷的, 她把自己的钱放在银行里赚利息并做抵押, 然后向银行贷款买店(这合算吗?我英语太差可能听的不对)

各种数据如下:

我说生意转让费太贵了, 她给我看了那店主老太2001年就登记过一次要卖店的记录,当时要价是90000, 今年的重新登记的转让肥是75000, 我说如果是这个价格我根本就不可能看这个店了, 她答应会去和店主协商一下看能否再降价,大家说我应该回多少钱是值得的

就算以上数据是可信真实的, 这个店值得买吗?

默认 我对她的数据有几点疑问:

1。 查毛利是查生意至关重要的一步,因为别的都是些硬指标,有据可查。她给的88708.13应该是毛利,不是纯利。就算是毛利,40万的销售额不可能有这么多的毛利。小店铺就是烟铺。现在一包烟也就是挣一元钱,而成本已经涨到7元多,怎么可能有20%的毛利?你一定要查清她一个星期卖多少条烟。其它的杂货毛利能达到25%左右。我认为她的毛利能有8万就不错了。

2。支出中,PST这一项在哪?大部分东西都是要上税的,这些收来的税是要交给省政府的。她为什么没提?

3。她说可以找房东重新签约是胡扯!如果可以,她为什么不早点给自己签一个,把自己房租先降个千八百块的?我担心的是正相反,租约要到期了,房东又要涨她的房租了,她才急欲出手!你一定要把租约交给你的律师仔细看看。

我认为,按照她的销售额看还不算太小,但是租金过高。一般这种规模的店租金在800-1500之间。试想,其它条件相同,仅租金差额(3000-1500)一年就是1万8!挣两钱都被房东划拉去了。如果不损失什么,不妨细查查。看多了就有经验了,可千万别一见钟情。你还没到那一步。

默认 i have no idea about running a store.

but as a parent, i think if you have young kids(below 12years old) it is very hard to operate a store by you couple.

there is a mini-mart behind my building, operating by a young Korean couple.
they have a 2years old son. they work there weekday,and hire someone to work there weekend. since there are also some bigger market nearby(close 9-10pm),so they have to work till 12PM to get more business.

everyday their son eats, sleeps there daytime, his mum told me her son just like a litter dog.

bank 说的很对。
你一定要查清她一个星期卖多少条烟,价钱多少,6块还是7块还是8块,比例多少。我是经纪,个人认为你这个店不能买。要买应买周生意1万以上的,5万的店不要考虑了,太不划算。绝对不如打工。

别和印度人打交道.
我和店主将生意价格谈到37000,但是她坚持要把1200盘破录象带5块一盘卖给我,我说如果房东同意降房租我就同意.
我期望房租降到2000,女店主听了后说:go to hell, just do your labour!

那印度老太太经纪人一个劲给我打电话, 说这是本地区last apple, 这老太太也不是好东西, 最后我才品出味来.

我下定决心找西人中介.现在正在考察一个PIZZA店,要价十二万,经济人说是一个VERY VERY GOOD 生意, 今天刚去看了看, 应该挺不错的,主要是送外卖, 不知道我老哥能不能应付下来.
还有一个MALL里的咖啡生意,还卖些自己做的MAFFIN COOKIE之类的,一年利润8万,店主要价16万
还有一个年销售66万的杂货店, 净利润55000, 要价12万, 我现在还没打定主意是干哪个好呢?
如果有可能我还是不愿意开店, 跟坐牢一样, 但是我得有那本事做PIZZA或卖咖啡

如果先去别的咖啡店或批萨店干一段时间后,看一下自己是否喜欢干这一行,如果下定决心,那么就排除万难,争取最后的胜利。

默认 PIZZA很难学吗

个人而言更愿意从事PIZZA行业的主要原因是工作时间比较合理,一般从下午4:00到凌晨2:00,白天时间能空出来,相比咖啡店和便利店能自由一些, 而且做PIZZA应该不是很难吧.

咖啡店, 主要是得做那些糕点COOKIE什么的, 难学, 工作时间也不短, 利润挺大的, 难度很大, 起码对我现在情况而言,

杂货便利店, 没有挑战, 老太太生意, 如果考察清楚购买之后,以后的生活就是天天做在店里稳当收钱, 相对风险最少, 以后的发展机会也很小, 想发展一般就是卖店, 拿着钱再去投资.

难啊, 下周和经济人联系了后再说吧, 这阵子净和他们联系了, 基本程序和常耍的花招我也知道了一些, 最主要是一定要抻住劲, 只要你不签字,不掏钱, 谁拿你也没办法. 把他们承诺的店的好处都一一记录下来, 到时一样样核对,

对了,BANK, 用不用再找个代理帮我砍价把关之类的.

我在los Angeles, 也曾经想开店,有些经验,同你聊聊。

1。做生意是正路,如果对金钱有特别的爱好,只有做生意,工字不出头,当然轻松,只是老板骂的时候,失业的时候会装孙子就好

2。不要急于买店,多看, broker的话你不能不信,但也不能全信。律师基本上是婊子,骗你没商量,其实他什么也没有做。便宜倒霉的都是你,律师其实还不如有经验比较诚实的经纪。最好最好的帮助是有经验的前辈。诚恳的讨较是没有错的。

我看了大约有60家店,包括杂货,百货,列酒 99 等等,最后没有买,主要的原因是,同你一样,我太太,不愿意。这种店其实是多要靠女人经营的,大老爷门坐店,顾客不会太多的。这是我看多了总结出来的经验,象样的店,老板是男的,大多会雇一女性职员的。但现金生意,能相信别人吗。

不要急于跳进来,想买总是有机会的,多看,就明白了

3。找机会到这样的店里打工,或者同附近的店主,慢慢陶瓷,等熟悉了,他会告诉你很多有用的东西。

I agree what adxp said almost everything. But in convenience store, it does not matter man or woman run the store. The most important thing is the operator should be polite and treat the customers well. I do not have experience in Pizza store and coffee shop, so I can not say anything.
The second thing is to take risk into consideration seriously. The business is not good as three to four years ago. The profit is going down and the asking price is going up. There is more risk involved to buy the business at this time. The first business is very important to you. If you are doing good, you can buy the bigger business several years later. If not, you might lose you life-long saving. So be very careful to buy business at this moment.
Before you buy the business, you better know the business. Just like adxp said, go to find the job in coffee shop first if you want to buy a coffee shop. Or to get someone who is expert to help you. If you have no any experience, do not do it. The owner making the money does not mean you can make the money. Do not rush into the business. Take the time to understand what business you want to do. If you have financial pressure, go to find a labor job first.
Do not just look at the business in Toronto area. There are too much competition there and the expense is high. Think about GTA area like Durham, Brampton, or even Hamilton, Kitchener, London etc. The business outside Toronto usually means less rent, less competition and less asking price.
I used www.mls.ca to search for the business before. The newspapers I used are Star, SUN and some Chinese newspapers. I found my current business in SUN. Be careful there are lots of gabage business for sale. Some owners just want to cheat you.
It is not easy to find a good business now. You have to be patient.

谢谢,特别是在我这有些浮躁的时候

对钱并没有特别的喜好, 但是在可能的情况下我还是想多赚些钱, 买车, 买房子, 然后扩大生意, 或者再投资个什么别的生意, 不用自己坐班的那种, 然后买游艇, 旅游, 享受人生

这个目标打工实现起来不容易, 看看网上以及身边工作的人, 没几个开心的,这样那样的压力, 我97在外企里经常通宵加班的时候就已经下定决心, 将来就算是开个小店, 也要自己当老板, 自己这么能干, 净给别人赚钱了.

媳妇刚才跟我说压力太大, 怕赔了, 就全没了. 我必须得考虑她的这种感受.

还是考虑买个便利店吧, 把她解放出来做自己喜欢的事, 生活稳定下来再说吧

我考虑下周考完车后找个食品店杂货店之类的干干先, 找找感觉, 熟悉一下自己将来的退休生活

By the way, with regard to that "年销售66万的杂货店", the profit is too low. There are two possibilities, one is the expense is high (like rent). Two is the price of cigarattes is too cheap but the cigarattes sales is high. In my opinion, asking 12W is too much.

我也很奇怪,年销售那么多的一个店,怎么净利润会那么少, 肯定是房租太贵的缘故, 根据利润算,这店也就卖50000-60000才算合理, 对不对

Talking 如果卖方请了经纪人,你也请。

跟住宅房地产一样,买卖双方的经纪人分佣金,所以你不请白不请(exclusive listing的除外)。不要随便在街上拽一个房地产经纪,要找专门从事生意买卖的经纪。对于买生意,房地产(住宅)买卖的经纪人保证个个说他明白,懂,实际都是些二百五。

好的经纪人当然会为你把关。但是别指望他们能拼死为你砍价。从经纪人本身的利益出发,不管是买方的也好,卖方的也好,他们的目的只有一个-尽快成交。所以巴不得你们买卖双方谁能让一让步。

很多前辈们说的对,要自己熟悉这个行当,多看,多与做生意的交谈,慢慢地你就有谱了。准备看上个3-6个月。因为是第一个生意,你再怎么谨慎也难免上当吃亏。这不怕。你切记这一条原则-保证能稳定赚钱。买贵了,花了大头钱没事,就当付学费,或义务劳动了。但是买了以后发现盈利不好你可是真栽了。

再有,我不能同意律师是婊子的说法。律师的分工很细,你必须找对律师,必须要找business lawyer, not real estate lawyer。
