nod nod，自己心里要有bottom line，不要被realtor的花言巧语迷惑。除非房子十全十美，无可挑剔，否则不要全力以赴，志在必得。

给出LISTING PRICE, 取消CONDITION, 房子应该就是你的了.
我过去抢过7个BID的房子, 俺给的高出LISTING $5000, NO CONDITION, 拿到了房子. 你如果特喜欢那房子, 多出1,2万又怎么样呢, 不用太介意买贵了还是便宜, 只要你喜欢并且养的起就行. 祝你好运!

如果价格公道，你又喜欢这房子，第一次就出个ASKING PRICE.
否则出价略低些，99%都有两次以上的出价机会。
严守底线，不要让双方JJ忽悠。
有些特精的华人LISTING AGENT，你出的价格BID到手后还会忽悠你说："那谁谁已出到很高的价格了，你不再加点儿就比较危险了“，遇到此种情况切记严守底线，别当大头，否则即使高价BID到房子心理也别别扭扭的，这种心情会折磨你很长时间。

最让我感激的就是，我的JJ经常对我说：”这不是世界上最后一栋房子“，意思就是好房有的是，没必要突破底线。

还有个问题:

6年新House; 取消CONDITION, 会有何风险?

我觉着很多人抢OFFER都是以取消CONDITION拿到的, 卖家宁可要出价低点没CONDITION的, 省得一星期后你不要了麻烦. 6年新的房子应该没什么大问题, 都是新的. 当然你要是在BID的时候能带个验房师去看看就更好了.

验房师主要也是看结构的问题，结构如果有问题，现在你应该也可以看出来的。６年，该沉降的也差不多了。

your target price是调查过最近时期那个区的售房情况后定的?
"6年新房子", 房子在人住, 不行带个验房师.

你要是喜欢就买吧, 房子跟车一样, 有毛病就修背, 况且6年新的房子能有什么大毛病, 最差就是管道漏水, 找人修不就完了, 就是几百刀的事儿. 跟房价比差远了.

这个要看卖方给谁counteroffer先了。你24小时之内没有收到对方音讯的话，应该就是出局了。
