默认 有没有做Motel的大侠, 能否谈谈经验?

翻了翻前面的贴子,好象很少谈到这个话题. 常听说Motel能有70%的利润率, 是否属实? 如果准备投资Motel, 这种生意怎么考察? 如果Motel的规模以房间数为指标, 那么每间房的年营业额多少算很好,中等,差? 实在没什么概念, 请不奢赐教.

motel如果自己做,利润应该很高。
但投入大,工作时间长(相当于24小时/天,7天/周),再加上如果地处城外,生活是相当枯燥的。
我认为MOTEL适合中老年夫妇,没有小孩及其它生活琐事的人。
MOTEL的账面也容易做文章,主要看地点,周围竞争对手少,能有固定客源(主要是工作住店)的为好。

你这个第一条就不对,没有人一上来就给个最高价,应该是在哪个价格上下浮动,这样有个回旋余地,看MOTEL的位置,赢利情况等等,才能决定价钱.一上来就给你个最高价1百万,是不是101万的就不要了?

如果你有1M 或2M 或是几个人可以凑凑这些钱,都可以搞这个了,我这里也有一点,大家搞个股东会什么的,这个项目可以贷款90%,所以只要能筹集2M就可以拿下了,

How true! You made very good points. However, 2M is on the high side
for most investors. And "Motel Business" is like "Brand New" field for people from Mainland China. The main difference with other business is, you are not only buying the business, but also the property. As a result, both two factors have potential to increase. You're your own landlord. If the business fails, you still own something - the property. Just my opinion
