默认 手上有25万现金,是买房还是租房?

手上有笔25万现金,本来想买25万左右的CONDO, 两房的那种。算了笔账好像有点疑惑:

1, 不买房,把25万做稳妥的投资, 假设年回报7%, 年回报1.75万,用这笔钱可以租1400每月的CONDO(2房)

2, 买房, 投入25万,每年住房成本,8000元(地税+ 水电气)

比较前提,房子涨价机会不大(因为是CONDO), 听上去是买房的亏大了, 是这么算的么?

回报7%现在来说有点乐观啦。钱是贬值的。
IMO, 应该等低位买房。最终是要买的。只有便宜的时候入货房子不会亏。

不错,我也想知道现在世道下,7%的稳妥的长期回报是怎样实现的,另外租房也好买房也罢,没的绝对也没的那个更划算,得根据你自己现阶段情况看,如果刚刚开始摸门道看个人发展情况,当然租房子对你来说较好;如果个人发展已经稳定下来想长期在这里奋战,房子终归是要买的,早买早好,现在买总比前两年买好很多。

25万是怎么挣来的?这一点很重要。

如果是赠与的,以后没有来源了,可以做一个投资规划,保值吃利息,租房也是不错的选择。

如果是工资收入,而且还有这个能力挣钱,请购买五十万以上的房子,50%首期很容易搞到按揭。而且这种房子升值潜力大,几年后变成80万很有可能的。

如果是做生意赚来的,继续投入生意,几年后又是一个25万。

25万好像是个尴尬的数字,指望它现在就退休,肯定不够;全部投入到康斗,你还要去打工挣钱交管理费气水电费维修费,外加地税,一家人吃喝,这和首期10%按揭家庭没什么区别。

唯一的区别是,你失业了,还住在房子里,他失业了,就要住大街上。

前面的全对,只是最后的结论有问题啊,如果是失业了一直没收入,有房的如何付水电税?倒是租房的可用投资收入来抵房租。 到了极端情况下,有房的到会被迫出手套现,租的还有25万垫底呢

1.75W, you have to pay tax on it.
2. 7% payback annually? it is too rosy, specially this year.
3. buying house? are u temporary staying in Canada or permanent? if permanent, you should have some your own place to stay.
4. What type of house? condo, townhouse or detached? based on $8,000, you are buying condo in full. no mortgage. But 8000 is too high for most condo.
5. timing of buying house? this year? no good.
6. your ability to earn money? it is most important factor you should consider in such recession.

If you have strong ability to earn, you don't have to worry about too much. Lifestyle is first priority. If you are not sure, safety is first priority for now.

只有以RMB计价的资产才有保值甚至appreciate的可能 风险也小

种种迹象表明 加魁地区很可能要步...后尘了 别忘了检查一下安全带
至于life 租住Condo是个好主意

1, 投资回报即便可以实现7%的回报,收益你还要交税的,到你手里有5~6%就不错了。平均每月也就1100左右.
2,25W的condo每年的住房成本是正常应该小于7000(2000地税+5000管理费),每月600左右.25W的CONDO正常租金应该在1500~1600左右.
所以租房每月扣除投资收益后也要再额外支出500左右,两者相差也就100元/月.
