原来的固定利率太高了,请教转按揭的经验,比如现在转VARIABLE.有没有人做过,手续费贵不贵?谢谢

但是V利率未必好,如果如同有点经济学家的论调,第二波经济危机将导致利率狂升(美国恶性通胀)。 我的策略是借LOC(P),还高利息mortgage。基本上将整体负债的利息从5%降低到4.4%而没有罚金。当然这样也有风险,如果银行提高LOC利率,节省将减少,但终必比没有saving好。 |

the penalty calculation
actually the penalty calculation is confusing me. my mortgage has 40months to go with 245000 balance, my rate was 4.94%. the bank(TD) told me the IRD (interest rate differential) is calculated by (4.94%-5.75%)*245000*40/12=6615 where 5.75% is TD's current post interest rate for 3 year fix rate mortgage. other banks (BMO, RY) have much lower interest rate for this term. I don't know how can you people still get penalty >10k. |

there is an example: IRD is basically the loss of interest calculated over the remaining time left on the mortgage. If you are in your first 3 years of your 5 year term and would like to refinance your mortgage to benefit from today’s low rates then you may have to pay IRD penalty which is the difference between the posted rate when you obtained your mortgage and today’s posted rate. Here is how First Line Mortgages calculate IRD: If your rate is 6.5% but had a discount of 0.50% therefore rate for calculation penalty would be 7%. Let’s assume you have 4 years left in term and current posted rate for 4yrs is 5%. Take 7 – 5 = 2% rate differential. Take outstanding balance of say $100,000 x 0.02 (difference in rate in decimal point) = $2000 (annual interest cost) $2000/12 = $166.67 (estimated monthly interest) $166.67 x 48 = $8000.16 is estimated IRD cost using estimated monthly interest multiplied by 48 month left remaining in term. |
