默认 其实这不是一个问题。

很多同胞都在DOUBLE PAY 自己的MORTGAGE,真是不理解。我个人认为MORTGAGE 在RRSP没有买足额的情况下,一分钱都不要多付。
其实道理很简单。举一个简单的例子:

假设你目前年薪5万,每年有9千RRSP额度。全部买RRSP,则可退税:
9000X32%(ALBERTA)=2880

也就是说如果不买RRSP的话,可以多还MORTGAGE:
9000-2880=6120

假设10年后退休,另假设MORTGAGE平均利率5%,RRSP平均收益为8%(8%是过去几十年RRSP的平均收益,去年高达百分之十几)。

由于RRSP的利息也可以避税,则10年后9000刀变为:
9000*(1+0.08)^9=18000

而由于买了RRSP少还的6120刀变成:
6120*(1+0.05)^9=9494

想想看,18000刀和9949刀的差别,而退休后的平均税率肯定不会超过30%(0-35000:26%;35000-70000:32%;未考虑免税额度)。

如有计算错误,请指正。

好象是上星期的GLOBAL MAIL,专门有一栏说这个问题。

很多人都没有认识到RRSP的延税和避税效应。
按照我上面的算法反过来算,假设RRSP有8%的年收益,那么即使MORTGAGE利率高达10%,优先买RRSP也不吃亏。这就是由于RRSP的延税和避税效应。

默认 你给的这个链接很有意思。

但他的计算泛了一个致命的错误,就是完全没有考虑到RRSP的延税效应。
在例子中的第二种情况下,每个月买448刀的RRSP,可以由此产生至少150刀的退税,而这些钱是可以用来还MORTGAGE的。
由于把RRSP主要的一个功能忽略了,所以才得出了“如果RRSP收益小于MORRGAGE利率则优先还MORTGAGE”的结论。

先买RRSP,把退回来的税再还mortgage,这些用来还mortgage的钱相当于是政府给的,一举两得。

就象GIC存款和买基金一样.

先买RRSP, 然后 用RRSP 退税的钱还MORTGAGE.

比如,你的税率 是30%,年收入6万,RRSP 购买额度就是10,800, 退税总额将为3240.你可以每年多还mortgage 3240, 同时rrsp帐户也会为你积累可观的退休金. 也就是说,你买了rrsp, 可支配的资金总额为10800+3240, 否则,就只有 10800.

此外, mortgage利息很低. 一般来讲,rrsp投资回报会远远高于mortgage贷款利息,再加上rrsp的退税和避税功能,把钱用于rrsp不失为一明智的选择

1989年前,以十年计的mutual fund大多回报15%,当时morgage为10%。长期8%有什么大惊小怪?

我相信你的投资回报8%以上。

但GLOABLE MAIL 上的8%好像应该是某种具体投资品种的回报率吧。因为有很多RRSP是GIC等无风险低回报品种。RRSP总体平均达到8%有点可疑。

能否透露一下你的投资公司和投资组合?

有一个很重要的概念,很多外行没搞清楚。RRSP中的钱在你的名下,但不全是你的。所以出现了比如,买10000,政府退3000,你就有了13000的算法。

RRSP中有多少比例是你的?要看怎么把它取出来。

另外比较还MORTGAGE的效益和RRSP回报的时候,请用RRSP中GUARANTEE的品种,如GIC 和贷款比较。用基金等没有保障的投资和MORTGAGE 比较是不公平的。

就好像比较定期存款和股票一样,多少年来的实践早已证明股票长期平均收益高于银行存款,但还是有人在银行存款。并不是存款在银行的人都是傻瓜。
